McClellan Distribution Center is strategically located immediately off of Route 1-9 on McClellan Street. Route 1-9 intersects McClellan Street approximately a half-mile from the property. From that point, the New Jersey Turnpike, connecting the site to New York, Philadelphia, and other major cites along the East Coast, is only three miles away. The warehouse/distribution market at the Newark Liberty International Airport is marked by growing demand for modern warehouse facilities to serve the freight handling requirements of shippers and other companies, but a very limited supply of space, due to the high cost and limited availability of land on which to build. Newark Liberty International Airport handled 872,000 tons of domestic and international cargo in 1994, an increase of 380% over 1984. By 2004, air freight tonnage at the Airport is projected to increase by another 150%. These market forces are expected to continue to push up rents for well-designed buildings near the Airport.
McClellan Distribution Center's proximity to the region's main points of commerce and thoroughfares make it ideal for the full spectrum of distribution applications: |
